How much is an EPC certificate?

If you’re planning to sell or lease a domestic or commercial property then you need an Energy Performance Certificate (EPC) at the point of marketing for sale, for lease or construction. The idea behind an EPC is to identify how efficient your property is. It’s a requirement by law and gives an indication of a property’s current energy performance. The certificate must be in place before marketing a property, and there are fines of up to £5,000 for non-compliance.

Aside from the obvious cost benefits of avoiding a fine, ‘EPC For You’ offers competitive pricing for an accurate EPC. The prices are less than ‘high street’ survey companies as there are fewer overheads, which means that the costs saved by ‘EPC For You’ are passed straight on to its customers. ‘EPC For You’ also prides itself on its Company Price Promise which means if you can get a lower bona fide quote elsewhere that matches their terms & conditions, ‘EPC For You’ won’t just match the quote, they will beat it (see website or ask for details).

The cost for a domestic or residential EPC does depend on the size of the property – normally this is based on the number of bedrooms. Where the property is located can also be important in pricing for a domestic EPC. If the location of the property is further than 30 minutes away from an ‘EPC For You’ energy assessor, it is likely that there will be a surcharge. The reason for this is that the accredited energy assessors instructed through ‘EPC For You’ are chosen so as to be able to provide the best possible service as the most suitable assessors – this means they may not always be situated in the immediate area; they will, however, be fully familiar of the location when it comes to assessing a property’s energy efficiency. In many situations, ‘EPC For You’ will aim to arrange for an energy assessor to visit your property whilst visiting others in the same area, thus avoiding the need for a surcharge but still keeping a high quality of service. In any event, ‘EPC For You’ will be happy to let you know the details when you make a booking.

Commercial EPCs start from £99+VAT and are priced based on a number of factors. The floor space of premises will enable ‘EPC For You’ to provide a rough estimate of the time required to conduct an onsite survey. Floor plans are another important factor (particularly for properties over 1,000 square feet or 300 square metres) as this will reduce the time needed for an onsite survey, which in turn reduces the cost. Finally, the type of property and its use is also relative to the price, since this will also affect the time needed to prepare an accurate EPC. The simpler the use of a property, such as a single warehouse compared to a property requiring different zones with offices, meeting rooms etc. the simpler the creation of an EPC will be. Thus, the simpler the use of a property, the lower the cost.
