What Is An EPC?
In Aberdeen, an Energy Performance Certificate (EPC) is produced when a local ‘EPC For You’ energy assessor from the north-east of Scotland visits your property to assess the energy performance of your property. The assessor is both qualified and approved/accredited as required by Scottish law.
The assessor looks at things like the heating and lighting system, how energy is conserved, the construction of the property itself and its size. Items such as loft insulation, water heaters including hot water tanks and domestic boilers, radiators, and windows are also assessed and the EPC is based entirely on observation. The time taken for an EPC survey depends on the size of your property and its function, but ‘EPC For You’ will be able to give you an estimate once an appointment is booked.
What Else Does The Assessor Do?
To ensure accuracy, an energy assessor can take photographs of various parts of your property as well as outside the property – this will help them particularly if they need to override certain assumptions (based on the Aberdeen area norm) in relation to insulation values that the property may benefit from, despite it not being the norm for that type of property. Finally, the assessor will take measurements of the dimensions of the property and note any extensions or alterations.

What Does This Mean?
After their visit, your ‘EPC For You’ energy assessor will place all of his/her observations of your Aberdeen property into a government-approved software program in order to perform an energy efficiency calculation. The program gives a value for the energy efficiency rating as well as another recommended value which represents the potential improvement that could be made to the property for energy conservation purposes. Based on this information, your EPC will show how good or bad your property’s energy efficiency is. It rates your property’s energy efficiency from A to G, with A as ‘Very Efficient’ and G as ‘Very Inefficient’. The EPC is valid for 10 years and will be unique to the property address in Aberdeen.
